We have recently completed our latest Tax Credit historic restoration project at 2502 E Grace St. Here are some before, during (to display the great work our Carpenters do) and after shots of the full renovation.

Rather than putting in framing with regular studs which would make less space in the house, we went with 2x2 furring strips to make the place a bit more spacious.

Museum District Kitchen and Powder Room Renovation

We recently completed a 3 week long kitchen and half-bath renovation in the Museum district of Richmond. 

The Superintendent for this job was Cody McIntyre and his Carpenter's Helper was Jerrett Clark.

The kitchen and bathroom weren't outright disasters, but the kitchen was a little cramped (as tends to be the case in the Museum district) and had outdated appliances, counters, and cabinets. Our goal was to remodel the kitchen and remodel the powder room while making it a bit smaller.

The first step was, of course, demolition. 

We got rid of that hot water heater in favor of a tankless one that we mounted on the outside of the house.

Once we tore up the vinyl we found some bad floor boards in the kitchen and powder room. Since we had to take the floor up to allow our plumber, Ronnie Gray, to rough-in the bathroom; we replaced the floor boards with some salvaged Tongue & Groove flooring from a house of similar age that was demolished.

We framed in the bathroom and installed a pocket door (to save space). 

Once rough-in of plumbing, HVAC, and Electric were done, we went to work on drywall repairs and hanging dry wall for the powder room.

 The cabinets and counter-tops came form Reico Kitchen and Bath who also did the installation.

Next we put up door trim and baseboards, installed plumbing and electrical fixtures, sanded and polished the floors, and then painted.

The finished product!

Restoring Porch Roof on 2502 E Grace St.

Part of the whole house restoration of 2502 E Grace St., the 1879 house that we have been working on since July.

We redid all of the framing including the built-in gutters; which is one of our specialties. Saunders Roofing applied the copper roof.

2502 E Grace St. Project - Porch Repair

Work has continued in unabated on 2502 E Grace St. The porch had to be completely redone. Reframed, columns, steps. There use to be concrete steps where those wood ones now are.

Demolishing Anachronistic Features of a House

Sometimes in our line of work, we come across architectural features that aren't original to the structure or are added, but don't fit in with the historic character of the house. In these cases a little demo is required before rebuilding.

We restored the Hilary Baker House in Church Hill a couple of years back and this is one area that the client couldn't address at the time. Two years later, we are finally getting to remove this anachronistic porch. What we now see as the front of the house was actually the back of the house in 1819 when this house was built. At this point this would have been the only house on a large lot. Over the years, development of the neighborhood by filling in portioned lots with row-houses has turned this around.

We will be putting in a period-appropriate stone porch here in the near future.

Framing the roof and Master Bedroom for Church Hill Restoration

Work continues on E Grace Street in Church Hill. We have packed and framed the walls, laid down the floor, and are about to begin framing the roof on the back of the house.
